Large Complex of Tall Buildings

The Chapel Ridge apartment complex is at the end of Highway 100, where it intersects with Highway 13 and the entrance to Gardner Golf Course.

It's a complete facility with a multitude of three-story high buildings, a big office and a nice swimming pool.




Identifying and Repairing a Shoddy Construction Paint Job

Even though the buildings hadn't been there long, issues with the paint coming off was already happening.

The first area we tackled were the metal hallway ceilings: it was clear that they were not prepped right when they were finishing construction.

The ceilings that needed to be fixed were power washed first with a mixture tri-sodium phosphate and water.




Metal Ceilings Primed and Painted Properly

Next we masked off, sanded, cleaned the surface with a vinegar solution.

All the bare metal was coated with a galvanized oil based primer by Sherwin Williams.

Then all the metal ceilings were sprayed for a fresh new look by using Direct-To-Metal by Sherwin Williams.




Careful Jobsite Management to Complete the Job

The second area that showed issues were the hand rails and metal on the actual concrete steps: all of these areas had to be masked, sanded, primed and prainted.

Due to having a number of tenants living on the premises, careful jobsite management had to be observed, such as tarping off the area when working above, and using caution tape to warn passerbys.

Once the rails and stairs were top coated, it gave the whole building that "new construction" feel again, but this time it will last much longer!
